Buying a home for the first time could be very exciting thing to do. It will be very easy to do become so emotional about buying a new home you might not be able to think very clearly about what you are doing. Buying a home is most likely will be the biggest purchase that you have made so far in your lifetime. It is not a purchase that you will easily made like going into Wal mart and buy $2.00 or a $5.00 item.

There are eight common sense things that you should have settle in your mind before you start shopping for a house.

1. What city do you want to buy a house in?

2. Do you want to live outside the city area?

3. Do you to live in a 2 story house or a one story?

4. How many bedrooms and bath in your home?

5. How much square footage do you want in the house?

6. The lot size.

7. Are you willing to do a short sale and wait for the bank to approve it. It does take longer than other sales.

8. Finally what is the price you that you are willing to spend on your home or what is the monthly mortgage payment that you are willing to commit to.

Once you have those questions settle in you mind it then you should go talk to an agent/broker stand firm on what you answers that you have already made. You also have the proof of income paystubs with the last couple years of tax returns. You will be amazed how well your first meeting will go when you go into the meeting with the answer in your mind. The next step would be just to find the house that you are comfortable with in the size, bedrooms, price or the monthly payment. You find you short sale house that you want to purchase and you make a offer on the house and it is now going though escrow and the moving day is just couple weeks away to before the house is in your name. Your agent highly suggests that you make the choice to get the home inspection of the home. You are in the process of thinking if you should do that or not.

Let me give you some of the advantages of investing into a home inspection. He will spend lots of time at you home to do a full inspection. 5. Short Sale Causes Unseen Income.

People need to be aware that just because you made the choice to short sale your home that does not mean that you will not be out of the woods with the IRS. They look at the different between the balance that your loan and the amount that sell the home for as income. For example, let us assume your balance on the loan is $300,000 and the home sell for $140,000 there is $160,000 dollars that you are asking the lender to forgive you of the debt. You will get an IRS form which is call a 1099C, with the amount of $160,000 on it. The IRS will receive the same form also. No you will never see that money in your life time. Although you never see that money the IRS still consider that as income money for you in the year of the sale of the home. You are required to report that income when you do your income taxes return for that year.


Ok, I hear you saying what can you or your tax professional do to help you out with this situation? The answer to that question it might be possible. The tax prepare will be able to do an insolvent worksheet that could create an exception to the $160,000 unseen income.
